Anything that has been added to a house or building can affect both the site and the building, so it is important that the exterior improvements be evaluated. A serious problem like rotted wood or termite damage may be costly to repair.
Depending on the extent of damage, some exterior defects can be very expensive to repair. Retaining walls can fail, decks can have serious rotted wood or termite damage, or steps may be improperly built and unsafe. A charming old porch may have a lot of rotted wood or lack safe handrails. Fencing may be old and hazardous. A path may be a tripping hazard. There may also be building code or certificate of occupancy issues with an exterior improvement.
In some cases, an exterior improvement may affect the structure of the building. For example, a retaining wall may be supporting earth that is supporting the foundation of the building. If repairs are needed you are provided an expense analysis in the inspection report.
If the siding is made from good material and has been properly maintained, you can expect few problems. Fortunately, the siding on many of the homes, condos, co-ops, and buildings in the Metro New York area is in good condition.
Some buildings were constructed with poor siding materials or have not received proper siding maintenance. Some types of siding also deteriorate with time. There are many different types of siding including aluminum, asbestos shingle, asphalt shingle, brick, brownstone, cedar shingle, fieldstone, clapboard, cut stone, Drivit, stone, stucco, and vinyl. The Licensed Engineers of Heimer Engineering assess the siding, and provides an expense analysis in the engineering report to help you understand the future replacement costs.
Exterior trim serves both a decorative and protective function. Trim is usually made of aluminum, wood, or vinyl. Trim along the edges of a building can improve its appearance. The trim also helps keep rain and wind out of a building.
Wood trim also requires periodic painting and repairs. If the trim is made of wood, there may be rotted wood. Heimer Engineering's Engineers evaluate the extent of any damage to the trim and provide you with an expense analysis of any needed repairs.
Aluminum and vinyl trim do not require frequent painting, and require less maintenance than wood trim. Aluminum or vinyl trim is often placed over wood trim to cover underlying damage and reduce maintenance. The wood soffits in a home are often covered with vinyl trim.
