Radon gas is of concern to many home and building buyers. Home inspections may visually identify some radon concernt, but further radon inspections and testing are often needed.
Radon is a naturally occurring radioactive gas produced by the radioactive decay of the element radium. It usually enters a building through openings in the ground, and its presence increases the risk of lung cancer. The United States Environmental Protection Agency (EPA) recommends that all homes be tested for radon. However, radon levels detected during past radon screening tests performed in Long Island and New York City are generally lower than the EPA action level for radon mitigation or further testing. In other areas, elevated radon levels have been detected.
If you are purchasing real estate in an area where elevated radon levels are sometimes detected, it is strongly recommended that you have a radon screening test performed. If the building is in an area where radon levels are generally low, it is up to you to decide whether to have a radon screening preformed. Just because a home, building, condo unit, or co-op unit is in an area with typically low radon levels does not means that the radon level in the particular building you are purchasing will be low. If you wish to have a Radon gas screening performed, contact an appropriate specialist.
Pre-purchase inspection standards specifically exclude radon screening. Heimer Engineering's pre-purchase inspections do not include radon screening testing. Heimer Engineering's Professional Engineers advise you there is a risk of radon, just as other Home Inspectors do. Heimer Engineering does not misrepresent this as a radon inspection or screening.
Some Home Inspectors provide radon screening services. Because the cost of a certified laboratory meeting our standards would be prohibitive to our clients, Heimer Engineering does not offer radon screening canisters.

Heimer Engineering's℠ inspection fees are competitive with non-Engineer Home Inspector's fees, especially when you consider that many non-Engineers charge extra for termite inspections, swimming pools, etc.
Inspection orders are taken by senior staff members. A real estate purchase is complex and you should be able to speak with someone who can answer your inspection questions.

In the event of a conflict, the Professional Engineer Home Inspectors use Engineering judgment to decide what standard or Engineering principle takes precedence. All State of New York Licensed Professional Engineers are bound by New York State Education Law Article 145.
