Mold hazards are of concern to many home and building buyers. Home inspections may visually identify some mold hazards, but further mold inspections and testing are often needed.
Testing indoor air quality (IAQ) of the home, building, condo, or co-op you are purchasing requires that air samples be taken in the building. You cannot just request an indoor air quality test, but must specify the contaminants you are testing for. The technician performing the tests will adjust the collection methods and collection time according to the tests being performed.
There are so many issues related to indoor air quality that even very limited testing can be cost-prohibitive. If you have a specific concern such as a known health problem or allergy, have appropriate tests performed. If you want to check the indoor air quality in the home or building you are purchasing, contact an appropriate specialist. pre-purchase inspection standards specifically exclude indoor air quality testing.
Mold is part of the natural environment and breaks down dead organic matter such as fallen leaves and dead branches outdoors. Indoors, microscopic mold spores can land on a wet or damp spot and grow. Initially, this growth is visually imperceptible. Mold is a living organism and grows quickly. Mold spores can cause allergic reactions in people. Many people claim that mold aggravates their asthma condition.
Because of all of the publicity mold has received over recent years, many home, building, condo unit, and co-op unit purchasers are concerned about the risks of mold.
It is not always possible to completely eradicate mold. Mold spores can be killed, but new spores will grow unless the source of mold-causing moisture is found and eliminated.
In the State of New York, a license is required to design a mold remediation project or to perform Mold remediation. If you want to check for mold in the home, building, condo, or co-op you are purchasing, contact an appropriate specialist to determine if there are mold spores present. Do not rely on someone who has an inexpensive mold kit and no experience.
Pre-purchase inspection standards specifically exclude checking for mold. Heimer Engineering's pre-purchase inspections do not include mold testing. Heimer Engineering's Professional Engineers advise you of visibly detectable suspect mold, just as other Home Inspectors do. Heimer Engineering does not misrepresent this as a mold inspection. Mold testing should be performed by an experienced and properly licensed and insured Environmental Testing firm specializing in mold testing.
Foam Insulation (UFFI)
UFFI (or Urea Formaldehyde Foam Insulation) is a thermal insulation material that is no longer used because of formaldehyde gas emission. At one time, UFFI insulation was blown into the walls of older homes to improve insulation qualities. Because of the problems, UFFI insulation has not been used since 1980. Since formaldehyde gas emissions from UFFI decrease with time, most houses insulated with UFFI no longer have significant source of formaldehyde gas.
Household items such as plastic furniture, new carpeting, and many other plastic or vinyl materials also emit formaldehyde gases (as well as other chemicals) during the first few months after they are installed. This can cause health problems in sensitive people.
Pre-purchase inspection specifically exclude testing or inspecting for UFFI. Pre-purchase inspections, including those performed by Heimer Engineering's Professional Engineers, do not include inspecting or testing or inspecting for UFFI.

In the event of a conflict, the Professional Engineer Home Inspectors use Engineering judgment to decide what standard or Engineering principle takes precedence. All State of New York Licensed Professional Engineers are bound by New York State Education Law Article 145.
