Heimer Engineering's Engineers performs thousands of inspections every year.  Many home inspectors work part-time, and perform one inspection on a weekend.  Statistically, Heimer Engineering will receive more complaints than the part-time home inspectors. Less than one inspection in five hundred generates a complaint.

Complaint Analysis

It is easy to post complaints on the web or file a complaint with the Better Business Bureau.  Posting or filing a complaint does not require you to prove what you say is true.

Below is a sample of complaints that came in to Heimer Engineering's office.  These particular complaints were matched up against actual inspections performed.  Our privacy policy prohibits us from being more specific.

"...the Engineer missed termite damage"The report indicated the presence of termites and the need for a termite treatment.
"...you missed water in the basement"The report stated there was evidence of water in the basement.  The client contacted us directly, and we pointed out that the report said there was water in the basement.  The client's response was, "I didn't think you were serious about that."
"The bathroom sink did not work."The report recommended that a plumber repair the sink.
"There was also a tree branch through the roof that you missed."This inspection was performed before Hurricane Sandy.  Hurricane Sandy caused a tree branch to fall, which damaged the roof.
"The Engineer was wrong about the age of the roof and heating system."   This was posted by a seller, who was unhappy that we found defects in the house.
"The attic hatch was in the wrong place."The attic in this house was accessed by a stairway.
"I found termites in my house."The termites developed 10 years after the inspection.
"You said the heat did not work, but the seller said it worked.  When we brought (sic) the house, the heat did not work.  What are you going to do about it?"We have no control over whether the client follows our recommendations. 
"After removing the walls, we found termites."The report indicated basement termite damage, and that there was likely termite activity behind the walls.
"We found a broken window and damaged roof shingles when we moved in"The damage was caused by Hurricane Sandy after the inspection.
"The Engineer was 15 minutes late"In New York there is traffic.  But the most important thing is staying as long as necessary at an inspection site to complete the job.  Be assured that we will stay at your site as long as necessary.
"The Engineer was rude"While performing an inspection, it is necessary to concentrate on what we are examining.  We are not at the site to socialize.  Paying attention to the condition of the house may be perceived as rude, but it is just doing our job properly.
"The purpose of this inspection was to develop a punch list..."  The complaint then went on to list perceived deficiencies and complain about rudeness.All of the deficiencies in the condo were listed in the report.
"***** from Heimer Engineering asked for written permission from the seller before they would talk to me."The person who posted the review was not our client.  We respect our Client's privacy and keep the report confidential.
Heimer Engineering missed the ... problems that I pointed out to them.This client had called us and requested a refund because the seller would not renegotiate the price.  The client threatened to post numerous bad reviews if we did not refund his fee.
***** never called me backMessages without names and phone numbers cannot be returned.

The Engineer didn't have a flashlightAll of the Engineers bring flashlights to the site.
The Engineer shouldn't have told me the water meter was missing.  The seller installed it and did it wrong.  I was fined by New York City because the seller installed the meter wrong.Heimer Engineering has no control over how the seller makes a repair.
