Many websites allow consumers to rate, recommend, or complain about a company. These reviews both assist and mislead consumers. The websites that post these reviews survive by generating advertising revenue. They are looking to bring visitors to the site.
Positive reviews show satisfied clients. Negative reviews from clients show us how to make future clients satisfied. Negative reviews from sellers are the equivalent of positive reviews from clients.
Organizations like the Better Business Bureau, which requires verification of complaints, give Heimer Engineering℠ an A+ rating. The Better Business Bureau provides a level playing field where both the business and the client get equal input. And the Better Business Bureau gives Heimer Engineering℠ an A+ rating.

Moderated reviews are posted at the discretion of whoever runs the website. The reviews may be chosen because they sound interesting, are posted by paying members or members who post a lot of reviews, or because the website owner is offering to remove the bad review in exchange for advertising dollars.
Heimer Engineering℠ performs thousands of inspections every year. Many home inspectors work part-time, and perform one inspection on a weekend. Statistically, Heimer Engineering℠ will receive more complaints than the part-time home inspectors. Less than one inspection in 2,500 generates a complaint.
Some pre-purchase inspection companies post lists of complimentary emails, letters, and phone calls they receive. Heimer Engineering℠ receives far, far more complimentary feedback than negative feedback. We only post snippets of this positive feedback, and only if the location or reviewer cannot be identified. Your privacy is important.
Some companies post a list of the addresses they have inspected. Posting the address where an inspection has been performed reveals confidential information and violates our client's trust.
Heimer Engineering℠ values its client's privacy. You will never see Heimer Engineering℠ post the positive feedback we receive. You will never see us post a list of the addresses we inspected. We receive a lot of positive feedback. You can also be assured that Heimer Engineering℠ values every client's privacy.

Thank you for sending …. He explained everything and was very patient with us.
J…, Suffolk County
I was a little annoyed that … didn't talk much during the inspection. After the inspection, … went over everything. It was obvious that … was concentrating on the house.
My first deal didn't go through because the sellers backed out. I need another inspection. We loved … Please send … again.
O…, Westchester County.
Thank you for sending…. Not only did he do a great job, but he called me back on a Friday evening because I needed an answer right away.
"…said he was an Engineer. Turns out he only used a computer program written by an Engineer. Now the sellers won't accept anything the guy said. So I need to pay for an inspection by a real Engineer."
"We hired a Home Inspector. We've lived in apartments since we were married and didn't know better. The inspector said there was a crack in the foundation. The inspector said an Engineer needed to tell me if it was a problem. My broker said to call Heimer Engineering. Heimer sent an Engineer who said it was not structural. Heimer's Engineer also told me that the electrical service was good (the inspector told me to replace it) and that the chimney only needed pointing (the inspector told me to put new bricks on the chimney). And the Engineer cost less, because he didn't test for radon and didn't charge extra for termites. Next time, I'll get an Engineer the first time."
S…, Nassau County
The old house needed work, but it was big and cost less than other houses. The floor was sagging, so I had an inspector come who said he could tell me about the floor sagging. He didn't say a word about the sagging, so I asked him. The inspector told me to get an Engineer to check the floor sag. So I paid an Engineer after I paid the inspector. Good thing, because Heimer Engineering showed me there were serious problems because of the way this 100-year-old house was built. I got an estimate from a contractor for $90 thousand to rebuild the porch and the second floor. No thank you, deal's off. The broker said I was smart to get an Engineer. I'll use Heimer Engineering for the next inspection!

It is easy to post complaints on the web or file a complaint with the Better Business Bureau. Posting or filing a complaint does not require you to prove what you say is true.
|What the posted complaint said||The rest of the story|
|"...the Engineer missed termite damage"||The report indicated the presence of termites and the need for a termite treatment.|
|"...you missed water in the basement"||The report stated there was evidence of water in the basement. The client contacted us directly, and we pointed out that the report said there was water in the basement. The client's response was, "I didn't think you were serious about that."|
|"The bathroom sink did not work."||The report recommended that a plumber repair the sink.|
|"There was also a tree branch through the roof that you missed."||This inspection was performed before Hurricane Sandy. Hurricane Sandy caused a tree branch to fall, which damaged the roof.|
|"The Engineer was wrong about the age of the roof and heating system."||This was posted by a seller, who was unhappy that we found defects in the house.|
|"The attic hatch was in the wrong place."||The attic in this house was accessed by a stairway.|
|"I found termites in my house."||The termites developed 10 years after the inspection.|
|"You said the heat did not work, but the seller said it worked. When we brought (sic) the house, the heat did not work. What are you going to do about it?"||We have no control over whether the client follows our recommendations.|
|"After removing the walls, we found termites."||The report indicated basement termite damage, and that there was likely termite activity behind the walls.|
|"We found a broken window and damaged roof shingles when we moved in"||The damage was caused by Hurricane Sandy after the inspection.|
|"The Engineer was 15 minutes late"||In New York there is traffic. But the most important thing is staying as long as necessary at an inspection site to complete the job. Be assured that we will stay at your site as long as necessary.|
|"The Engineer was rude"||While performing an inspection, it is necessary to concentrate on what we are examining. We are not at the site to socialize. Paying attention to the condition of the house may be perceived as rude, but it is just doing our job properly.|
|"The purpose of this inspection was to develop a punch list..." The complaint then went on to list perceived deficiencies and complain about rudeness.||All of the deficiencies in the condo were listed in the report.|
|"***** from Heimer Engineering asked for written permission from the seller before they would talk to me."||The person who posted the review was not our client. We respect our Client's privacy and keep the report confidential.|
|Heimer Engineering missed the ... problems that I pointed out to them.||This client had called us and requested a refund because the seller would not renegotiate the price. The client threatened to post numerous bad reviews if we did not refund his fee.|
|***** never called me back||Messages without names and phone numbers cannot be returned.|
|The Engineer...||The review was posted from a client in a state where Heimer Engineering does not perform inspections|
|The Engineer didn't have a flashlight||All of the Engineers bring flashlights to the site.|
|The Engineer shouldn't have told me the water meter was missing. The seller installed it and did it wrong. I was fined by New York City because the seller installed the meter wrong.||Heimer Engineering has no control over how the seller makes a repair.|
People can post anything they want on the Web. Just as with everything else on the Web, carefully consider the source before drawing any conclusions.
The Better Business Bureau website lists several complaints regarding Heimer Engineering's℠ Professional Engineers. Heimer Engineering has made a good faith effort to resolve the complaints. Heimer Engineering℠ is a Better Business Bureau Accredited Business, and makes every effort to resolve complaints. However, Heimer Engineering℠ can do nothing about clients who fail to read the reports, clients who ignore our recommendations, clients who listen to sellers who tell them the Engineer is wrong, etc.
- A client complained about several defects in the house that were not in the report: The alleged deficiencies were included in the report.
- A client had a number of non-specific complaints related to work performed by a contractor completing renovations after the inspection: We cannot control how a contractor performs work.
- A client complained about how electrical issues were reported: This client posted reviews on numerous websites. The client wanted a refund from us because the seller refused to fix an improperly wired light.
- A client complained about rusted metal: The metal was covered with paint at the time of the inspection, and the rust was detected when the client began chipping away at the paint. The metal only needed to be repainted.
- A client complained that a water meter was installed improperly: We brought the water meter issue to the attention of the client. The seller had an unlicensed person try to correct the issue.
