The Outside of the Home or Building
Anything that has been added to a house or building can affect both the site and the building, so it is important that the exterior improvements be evaluated. A serious problem like rotted wood or termite damage may be costly to repair.
Depending on the extent of damage, some exterior defects can be very expensive to repair. Retaining walls can fail, decks can have serious rotted wood and termite damage, or steps may be improperly built and unsafe. A charming old porch may have a lot of rotted wood or lack safe handrails. Fencing may be old and hazardous. A path may be a tripping hazard. There may also be building code or certificate of occupancy issues with an exterior improvement.
In some cases, an exterior improvement may affect the structure of the building. For example, a retaining wall may be supporting earth that is, in turn, supporting the foundation of the building. If repairs are needed you are provided an expense analysis in the engineering report.
