The Heimer® Rating

Based on the findings during the inspection, our engineers assign a written numerical rating to the house or building.Based on the findings during the inspection, Heimer Engineering assigns a written numerical rating to the house or building.  The Heimer® Rating ranges from 0.0 to 10.0. A Heimer® Rating of 0.0 is very poor.  A Heimer® Rating of 10.0 is almost perfect.  There are very few almost perfect houses, and even fewer houses that are so bad that they must be rated 0.0.  The Heimer® Rating established in most inspections falls in the “normal” range of 7.0 to 9.0 because most buildings receive average maintenance care.  To make an informed decision, you need to know if the problems are typical.

Since the engineering reports contain a great deal of information, the description of the building's problems may seem overwhelming, especially to first-time home buyers.  The engineering report may have many pages detailing all the problems and all the risks, yet the building may be rated in the normal range considering its size, age, and construction type.  The purpose of the Heimer® Rating is to give you an idea of how your prospective purchase compares to buildings of similar size, age, and construction type from the engineering point of view.

Is Your Best Protection

It would be misleading to compare a ninety-year-old house to a six-year-old house.  It would also be inappropriate to compare a large house to a one bedroom cooperative apartment, or a wood-frame house to a concrete-block office building.  If you are considering purchasing a large old home with many age related problems, but find that it has a Heimer® Rating of 8.2, you know that its condition is similar to that of other large old homes.  Knowing how a building compares with houses of similar size, age, and construction type is essential when deciding on the purchase of a building.
 

The scope and type of problems, along with a written cost analysis and other factors, are used to determine the Heimer® Rating.  Because the Engineer considers the size, age, and construction type along with the actual problems in a building, the Heimer® Rating is extremely useful to you in understanding the overall condition of the building.  Look for the Heimer® Rating in the engineering report.

Some critics claim that engineering firms are unfair in their assessment of homes and buildings.  They have stated that engineers put too much information in their reports, and that the average buyer cannot understand why a house with problems might be considered normal by our engineers.  Please look at the sample report below and judge for yourself:
