Coop and Condominium Inspections

A pre-purchase inspection that includes written cost estimates will help make you prepare for the expenses of condominium or coop ownership.In a condominium or cooperative (coop) unit, you are generally responsible for maintenance of interior areas.  It is easy to look at a condominium or coop and think that the repairs needed are minor.  Heimer Engineering helps you understand the true condition of the unit.  Even though you are not buying a house or building, you need a pre-purchase inspection.

You may be assessed for repairs outside your unit.  For example, the cost of upcoming roof replacement or boiler replacement may be assessed against all unit owners.  If permitted access at the time of the inspection, Heimer Engineering checks important common areas.

Until the 1980s, condominiums and coops were typically medium or high-rise buildings with many units.  Often repairs were years in the future. This helped keep the assessment against an individual owner to a minimum.

Today, condominiums and coops are much different than in the past.  In the early 1980s, many different types of condominiums and cooperatives began to be created.  Two, three, and four family houses were converted into condominium.  Whole housing developments of detached houses were set up as condominiums.

Even medium and high-rise buildings have potential expenses.  As these buildings age, the risk of a significant assessment increases.

With the wider variety of condominiums, inspections have become far more important.  A pre-purchase inspection that includes an expense analysis helps you prepare for the expenses of condominium or coop ownership.
